The primary objective of the Store Fronts Initiative (SFI) is to fill empty store fronts with productive businesses. The first phase of this process involves identifying these properties and engaging the owners in constructive dialogue. Our intention is to bring them funding, implementation and business support resources contingent upon their committed participation and some in kind contribution to the process. The obvious advantages to the property owners are a significantly improved property and ultimately a reliable rental income. It is critically important to secure the property owners willing and active participation in the process or our well intentioned initiative is mute.
These subject properties are all empty for any number of reasons. Each property, its owner and their obstacles to redevelopment will be unique. Approaching the property owners with our genuine intention to help them and the community is the key to opening up a cooperative dialogue. They must willingly reveal these often very personal reasons for inactivity and this information will assist us in presenting our initiative and resources to best address these obstacles directly. There is not a set program or plan that will apply directly to every subject property or owner. An individualized project plan will need to be created for each property and its owner.
Our success with this initiative will be determined by how effectively we establish an honest partnership and mutual commitment to finding this unique critical path forward. In this case of the Welton St. corridor, the Five Point Business District Office (FPBDO) is already in place as the liaison between the property owners and our grass roots SFI redevelopment resources. A large data base of property and community information along with the very important personal relationships with property owners has been established by the FPBDO. The SFI concept and implementation plan has been developed in partnership with a nonprofit construction education organization, the National Construction Institute (NCI) and its professional construction and development company sponsor Mountain States Development, Inc. (MSD). Together they have formed a strong community benefit commitment and are the key components of the “boots on the ground” implementation team. “
